We are very confident that advertising your rental in our advanced marketing system will secure a qualified tenant in the shortest time possible. If for some reason we do no procure a qualified tenant in the first 30 days of marketing your property, the first month of management is on us.

1-year Tenant Placement Guarantee

Due to our thorough tenant screening process, we find and place the tenants most likely to fully honor the terms of their lease. However, when unforeseen circumstances result in the need for an early termination of the lease contract, we will work with the current tenant by advertising, screening and placing a new tenant in rental unit with no leasing fees being charged to the property owner for the replacement tenant.

Pet Guarantee

As a property owner you will have a distinct advantage in keeping vacancy rates as low as possible if you consider allowing pets in your rental. Almost 70% of all prospective tenants have some kind of pet and, in many cases, these pets are regarded as part of the family. For the most part, leaving them behind is not an option for the vast majority of pet loving renters. While it's understandable you may want to protect your property from potential pet damage, it is also important to understand that your rental may be appealing to a much small pool of potential renters if no pets are allowed. The Jackson Property Management Pet Guarantee helps solve this problem.

 

Our property managers will fully vet and screen every pet being considered along with the applicant to help ensure their pet is of minimal risk to the property. The Jackson Property Management Pet Guarantee provides that any property under our management will be protected from any damages caused by a pet approved by us up to three thousand dollars ($3,000). We are able to offer this benefit and protection to by collecting a small monthly fee from the tenant and use the collected fees when there is a case of actual pet damage beyond normal wear and tear. You can now rest easy knowing that your property is protected, your unit is marketable to maximum number of potential renters and that you're likely to benefit from higher occupancy and collected rents. There is no cost to you for this benefit. It is included in both the Full Service and Full Service Plans.

Eviction Protection Plan

The Eviction Protection Plan is an optional benefit that provides you against the risks associated with the costs associated with legal proceedings of a court ordered eviction. Although properties under our management rarely go to eviction, sometimes unforeseen circumstances can arise that may require eviction proceedings to regain possession of a rental unit. When enrolled in this plan, Jackson Property Management will pay legal fees, court costs, and attorney’s fees up to three-thousand dollars ($3,000) in connection with an Unlawful Detainer Action (Eviction) for non-payment of rents for tenants placed in the Property by Management Company. This optional benefit costs $16 per month for each rental unit enrolled in the plan. This benefit is ideal for those seeking more predictability in cash flow or someone desiring to limit wide cash flow variations.

Rent Protection Plan

The Rent Protection Plan is an optional benefit that provides you against the risks associated with a tenant defaulting on their rent payment. When enrolled in this plan, Jackson Property Management will pay the property owner one month's worth of lost rent if and when the tenant is evicted due to the non-payment of rent. This optional benefit costs $22 per month for each rental unit enrolled in the plan. This benefit is ideal for those seeking more predictability in being able to cover their mortgage payments while helping to limit cash flow variations.
